Boundaries

The work we do not take on

  • We do not manage blocks where the freeholder insists on keeping full control of repairs, access and contractor choice while asking us to answer for the condition of the building.
  • Landlords who need tenants found, contracts signed and keys handed over in under a fortnight are not a fit for us, because referencing and safety checks take the time they take.
  • Work on leasehold conversions where the lease itself is unclear, or where the freeholder's consent is missing, is not a job we accept.
  • We turn down portfolios split across more than two counties, since our contractors and our inspections stay within a reasonable drive of the properties we look after.

Who we are

Lettings management for housing that has to stay affordable

Manley Estate is the lettings arm of MANLEY PROPERTY GROUP LTD. We manage homes where the rent is held below the open market rate, usually because a landlord, a council or a housing association has decided the property should stay within reach of working households on modest incomes. That single constraint shapes everything else we do, from how we set up a tenancy to how quickly we answer the phone.

Affordable housing is not the same as cheap housing. A home let at below-market rent still has to meet the same safety standards, the same repair obligations and the same legal requirements as anything let at full rate. Our job is to hold those standards steady while keeping the tenancy sustainable for the people living in it and for the owner who relies on the income it produces.

We work with individual landlords who own one or two flats, and with owners who hold a small portfolio across a town. The arrangements differ from property to property. Some clients want us to handle everything: finding tenants, referencing, drawing up agreements, collecting rent, arranging repairs, handling deposits and staying on the right side of the regulations. Others ask us to take on particular parts only.

What stays constant is the paperwork. Every prohibition notice, gas safety record, electrical certificate and deposit registration is logged and dated, because those records are what protect the tenant, the owner and us when anyone asks a question later. We would rather send a dull update on time than a lively one late.

The team is small on purpose. When you ring about a broken boiler or a late payment, you speak to someone who has seen that property and knows its history. There is no call centre in the middle and no queue of handovers. That is the whole of our approach, and it is enough to run a tight set of homes well.

How working with us runs, start to finish

You tell us about the property

Send the address, the number of bedrooms, the current rent and any restrictions on who can live there. A short call usually covers it.

We look at the place and the numbers

We visit, check the condition and the safety records, and work out what rent the home can sustain while staying genuinely affordable.

We agree what we take on

Full management or a narrower brief, written down in plain terms with the fees set out before anything is signed.

We handle the letting and the checks

Referencing, tenancy agreements, deposit protection and the compliance paperwork are all dealt with before the keys change hands.

05

We run the tenancy day to day

Rent collection, repair calls, inspections and renewals. You get told what you need to know and nothing you do not.
